What if some of these structures could be manufactured in factories, transported to the required location and assembled far more quickly than conventional construction? This is the problem Chennai-based startup Modulus Housing is trying to solve. Founded in 2018 by IIT Madras civil engineering graduates Shreeram Ravichandran and P. Gobinath, the company designs factory-made, foldable and reusable buildings for places where infrastructure is needed but conventional construction can be slow and difficult to coordinate. According to the company and industry reports, it has delivered more than 1,500 buildings across 21 Indian states and parts of Africa. The idea is about more than making buildings that fold. It is about rethinking how essential infrastructure can reach people who need it.

From the <keyword id="28620398" type="Denny" weightage="20" keywordseo="Chennai-floods" source="keywords" solralias.seotitle="chennai-floods" solralias.msid="56953453" solralias.title="chennai floods">Chennai floods</keyword> to a business idea

The story began with a crisis. The devastating Chennai floods of 2015 left many people struggling to find shelter and made the young engineering students question how quickly safe spaces could be provided after a disaster. According to an interview published by IIT Madras’ GDC in January 2026, the experience encouraged the founders to explore modular housing. Their early work developed into an academic project, with a prototype designed to fold into a compact form for easier transportation. In 2017, the student team also received recognition at Azim Premji University’s Social Enterprise Idea Challenge. However, building a working prototype was only the first step. The founders still needed to understand who would use the product, what customers were willing to pay for and how the design could become a sustainable business. Support from IIT Madras helped bridge that gap. Through its innovation and incubation ecosystem, the team received mentorship and learned to test assumptions, speak with potential customers and refine its business model. Modulus Housing was incorporated in 2018, turning a student innovation into a company.

How <keyword id="40226139" type="Denny" weightage="20" keywordseo="foldable-buildings" source="keywords">foldable buildings</keyword> are changing the construction approach

<img decoding="async" alt="The founders described the larger ambition as making high-quality infrastructure more accessible. Materials must arrive, workers need to be coordinated, and delays can arise from weather, transport or other practical challenges. Modulus Housing takes a different approach. It designs buildings that can be manufactured in factories and through a network of manufacturing partners before being transported and assembled at their destination. Its products use a patented telescopic mechanism that allows certain structures to fold for transportation and expand for use. The company also follows a cloud-manufacturing model, coordinating production across its partner network. The buildings are intended for a range of uses, including healthcare facilities, classrooms, agricultural infrastructure, temporary accommodation and site offices. One example is MediCAB, the company’s modular healthcare solution, which was developed to help provide medical facilities in locations where conventional infrastructure may be difficult to establish quickly. The approach does not mean every building can be installed anywhere without preparation. Site conditions, foundations, utilities, transport and the specific needs of users still matter. The advantage is that standardising more of the design and manufacturing process can make repeated projects easier to coordinate.

From a student prototype to a ₹70 crore funding round

Modulus Housing’s growth has taken it beyond its original disaster-relief concept. The company says it has delivered more than 1,500 buildings across 21 Indian states and parts of Africa, including schools, clinics and shelters. Its stated goal is to bring consistent engineering standards to smaller and more widely distributed infrastructure projects, rather than focusing only on large urban developments. In December 2025, the Chennai-based company raised ₹70 crore in its first institutional funding round. The Series A round was led by Kalaari Capital, Hero and Samarthya, with participation from other investors. The funds were earmarked for expansion in India and selected international markets, research and development, and the expansion of its manufacturing-partner network. In a statement shared on LinkedIn, the founders described the larger ambition as making high-quality infrastructure more accessible. They pointed to the possibility of schools in Odisha receiving better facilities, clinics in Bihar meeting stronger hygiene standards, and women-led agricultural enterprises gaining access to dependable processing infrastructure. The company has also said it grew from an initial capital base of ₹20 lakh to more than ₹200 crore in cumulative project deliveries and remained profitable for three consecutive years before raising its first institutional round. These figures are company-reported milestones, rather than independently audited results presented here. For Ravichandran and Gobinath, the next challenge is to expand without losing control over quality, costs and delivery. Manufacturing buildings in a repeatable way is one part of the task; ensuring that partner factories and installation teams maintain the same standards across different locations is another. Their journey shows how an idea born from a disaster can evolve into a wider attempt to rethink construction. Modulus Housing is not trying to make infrastructure less important or buildings less durable. Its ambition is to make the process of delivering them more predictable, so that a school, clinic or rural enterprise does not have to wait as long for the space it needs.

Source link

Imagine a school that needs extra classrooms, a clinic waiting for more space, or a remote community that cannot afford to wait months for a building.
